Clancy & Theys provided Construction Manager at Risk (CMAR) services for the replacement of West Millbrook Middle School for the Wake County Public School System. The project included construction of a new approximately 225,000 SF middle school on an occupied 40-acre campus while students, faculty, and staff continued daily operations in the existing school. The new facility accommodates 1,280 students and features modern academic spaces, science laboratories, specialized classrooms for visual arts and foreign language instruction, an auditorium, gymnasium, dining hall, and athletic facilities.
Maintaining uninterrupted school operations throughout construction was a key to project success. To accomplish this, Clancy & Theys implemented a carefully planned multi-phased approach. The new school was constructed on the campus athletic field site while the existing school remained fully operational. Once the new facility was completed, students and staff transitioned seamlessly into the new building, allowing the original school to be demolished and the remainder of the campus redevelopment to begin.
The second phase of work transformed the former school site into athletic fields, including new baseball and softball fields, football and soccer facilities, parking areas, and transportation infrastructure. Through strategic phasing, proactive communication, and meticulous site logistics, the team delivered a state-of-the-art learning environment while minimizing disruption to the school community.
