Creating a realistic and detailed schedule for all design, approval, estimating, and purchasing activities help ensure that construction activities begin as planned. Having an effective logistics plan in place before construction begins ensures a smooth transition from preconstruction to construction.

At Clancy & Theys, we utilize CPM scheduling software as well as our historical database of previous projects to create the project schedule. These resources allow us to accurately assemble the sequence of the work, test our duration against similar projects, and later maintain the progress of the project by adjusting production metrics as required. We develop this schedule during the preconstruction phase of the project. The schedule is as detailed as possible and includes information regarding preconstruction, procurement, and construction. We create milestones that are integral to the success of the project that are used by the contractor, trade partners, and owner. Project schedules are included with the trade partner bid packages to ensure all trade partners understand the expectations and requirements for the project, and then reviewed in a one-on-one environment at the post bid interviews.

From the very beginning, we involve all our trade partners in fine tuning the construction schedule. The schedule incorporates bidding trade partner suggestions and comments, as well as permitting requirements, job-site phasing, and authority approvals. Coordination with trade partners during the bidding process is crucial. Every member of the team must fully buy into the schedule for it to be a success, so we work hard to foster an environment of teamwork and discipline.

We use a methodology for scheduling that makes it easy for each trade to identify daily, weekly, and monthly needs. We color-code these activities by trade so that every subcontractor can quickly identify what they need to accomplish each day to stay on schedule.
