Clancy & Theys provided Construction Management for the adult community Overture Virginia Beach.
The Overture Virginia Beach is an active adult community located on the former site of the iconic Duck-In restaurant in Virginia Beach, Virginia. Ideally located on the Chesapeake Bay, the site was a favorite waterfront hangout at sunset; people would boat from all around Hampton Roads for the Friday night beach parties.
In 2005 the site was sold and the restaurant was demolished in preparation for a new development; however, the market crashed and the project was put on hold. For a decade, the site sat empty with the abandoned blue gazebo, an iconic feature of the Lynnhaven Inlet. Today, the site is being revitalized.
The goal of the Overture Virginia Beach project was to transform the site into a unique development that capitalizes the site’s natural beauty. The project was built in three phases and consists of two, four-story wood framed buildings with 172 units. The buildings were constructed on top of a concrete podium for parking at slab-on-grade level. Construction included approximately 20,000 sq ft of high-end amenities including: a pool, theater room, gym, garden beds, a salon, bocce ball courts, a rooftop lounge, pickle ball courts, fire pits, outdoor kitchens, a gaming room, an arts and crafts room, a yoga room, a salt water heated pool and whirlpool, breakfast café and bar, gourmet demonstration kitchen, library lounge, and a pet spa.
Because this project was built on a tight site during the adjacent bridge construction and with two other projects also taking place simultaneously, the team was in constant communication with city officials and other contractors and trades. Additionally, all three projects shared the same site access. Thus, every logistical activity has been well thought out and meticulously planned.
This project was awarded the National Association of Home Builders (NAHB) Best 55+ Community of the Year and the ABC — Virginia Chapter’s 2017 Honor Award of Excellence.
