Overture Virginia Beach

Overview

Overture Virginia Beach is an active adult community located on the former site of the iconic Duck-In restaurant. The project aimed to transform the site into a unique development that capitalizes on the site’s natural beauty on the Chesapeake Bay. The Overture was built in three phases and consists of two four-story wood-framed buildings with 172 units. The buildings are constructed on a concrete podium for parking at a slab-on-grade level. Construction included approximately 20,000 SF of high-end amenities, including a pool, theater room, gym, garden beds, a salon, bocce ball courts, a rooftop lounge, pickle ball courts, fire pits, outdoor kitchens, a gaming room, an arts and crafts room, a yoga room, a saltwater heated pool and whirlpool, breakfast café and bar, gourmet demonstration kitchen, library lounge, and a pet spa.

This project was built on a tight site during the construction of the adjacent bridge. Two other projects took place simultaneously, so the team communicated constantly with city officials, other contractors, and trades. All three projects shared the same site access, requiring additional logistical coordination.
