Seaboard Station

Overview

Clancy & Theys is providing Construction Management Services for this phased mixed-use development including luxury apartments, a hotel, retail space, and parking. Perfectly positioned in downtown Raleigh, Seaboard Station sits between the historic Seaboard Railroad Station and William Peace University. Seaboard Station will be a dynamic destination for culinary adventurers, experience seekers and unique brands – adding to an already engaging and active neighborhood. A locale for those seeking innovative dining, boutique shopping and downtown living.

The first phase, The Signal Apartments, integrates new residential, retail and open spaces for gathering and activities. This six-story mixed-use structure has two levels of below grade parking,  retail with at-grade covered parking, and five stories of wood frame over podium construction. There are 298 luxury residential units including studio, one-bedroom, and two-bedroom apartments as well as three-bedroom Townhome Units.

Phase 2 includes Blocks A and C. Block A has 2 towers over a shared podium with one level of parking below ground. The first tower is multifamily with 5 stories of wood frame construction. The second tower is a hotel with a 6-story steel frame and metal decking. There will be 75 apartments and 150 keys at the hotel. Retail shell space will be on the first level.

Block C will have 5 stories of wood framed construction over a podium and wrapping a parking deck. There will be 209 apartments with retail on the ground level.

The development is being constructed within the active Seaboard Station property; 115kv transmission lines to the east and existing retail tenants to the north, south, and west require intensive coordination throughout construction.
