Virtual Design & Construction

Virtual Design and Construction (VDC) is a process for designing, planning, and constructing buildings by using multi-disciplinary performance models of the building, the work processes, and the organization of the design and construction team. Building Information Modeling provides a foundation for our VDC services. We use BIM and VDC on our projects from the earliest stages of preconstruction through cost validation, construction, and project turnover.

Building Information Modeling (BIM)

At Clancy & Theys, the digital 3D building model serves as the “shared space” where the owner’s vision, the architect’s design, and the contractor’s construction knowledge can come together. This allows our team to explore all building possibilities. Since implementing and promoting a Building Information Modeling (BIM) process in 2007, we have proven to be a pioneer in advanced construction services.

Clancy & Theys utilized 3D Modeling to help design and coordinate maintenance access to the Dome at the Holy Name of Jesus Catholic Cathedral.

Clancy & Theys can use 3D Modeling and atmospheric conditions to analyze how much sunlight different areas around a project will get at various times of the year. This helps landscape architects determine what kinds of greenery will thrive around the structures we build.

Clancy & Theys can apply Schedule information to 3D Models creating a 4D Model allowing us to create more efficient crew flow and critical path for our projects.

Clancy & Theys can use strategically placed core samples to create accurate 3D representations of underground rock and how it will interact with designed foundations. In urban areas, this is crucial because blasting is not always an option, and other rock removal methods can be costly.

Clancy & Theys can use 3D modeling and drone photogrammetry to capture existing conditions to coordinate how designed structures can integrate with their surroundings. In the example pictured here, we used this process to coordinate the proximity of powerlines to the planned structure. This was crucial to ensure the structure had enough separation from the power lines and to determine constructability around the powerlines.
