Description:

LKW endeavors to build a mixed-use development in Clover, SC.

The project site located in the Lake Wylie overlay sits on approximately 21.43 acres of moderately wooded, sloping ground. The residential tract occupies approximately 14.64 acres, the commercial tract, approximately 5.62 acres, and the public road, approximately 1.17acres.

The public road is an extension of Yellow Jessamine Dr. traversing the property southwest to northeast from Highway 274/49 to the Yellow Jessamine Dr. stub located in the Paddler’s Cove subdivision. This road will be turned over to York County upon completion and acceptance.

The residential component includes a Class A, market rate multi-family community consisting of 2 – 4 story buildings, 183 units, with a unit mix of studios, 1-, 2-, and 3-bedroom apartments totaling approximately 204,000 square feet. The clubhouse amenity will be located in building 1 and shall connect to an outdoor amenity space which shall include a cooking area, pool, patio, and pool house – cabana. There will be a courtyard located at building 2 which includes hardscaping, plantings, cooking area, pergolas, seating, and sculpture features. The buildings will have interior conditioned corridors and be equipped with elevators.

The commercial component includes a gas station with convenience store and Quick Serve Restaurant (QSR).There will be (8) fuel pumps and a canopy. The C store / QSR will be approximately 7,500 square feet of cold dark shell. The second component is a single-story retail building, approximately 9,000 square feet of cold dark shell. Along with the retail building, there will be an outdoor courtyard with seating areas, plantings, and sculpture features. There are future plans to build a second retail/office building however these plans are not included in this bid package. The final component is a car wash with (1) automatic bay, (2) manual bays, equipment room, and vacuum station. Plans and specifications for the car wash will be provided at a future date and are not included in this bid package.

The residential buildings will be designed and built using the Energy Star MFNC Prescriptive design criteria and will be evaluated by BB+M Architecture selected as our project architect.

A preliminary ALTA survey and Phase I Environmental Assessment are completed for the site. These documents will be available by request.

All trade partners are required to sign Clancy & Theys standard subcontract agreement and Scope Sheets unchanged and unmarked.

Submission of bids will constitute acceptance of these documents and will be able to sign both for formal award.
