As part of Clancy & Theys’ team-build approach, we use Building Information Modeling (BIM) technology to review the designers’ drawings and digital building models during the design development and construction document process. Using automated “clash detection” and virtual walkthroughs, we identify issues that could add cost or impact the schedule and we pass those on to the design team. This allows the designers more time to arrive at the best solution before construction documents are issued, rather than a hurried response during construction.
In this example from a real constructibility review, we identified conflicts between the rain drainage piping and steel beams during a preconstrucion review. The architect was able to find a different route for the drainage piping and update the construction documents before they were issued to bidders.
